When Is a House Actually Finished? Pre-Handover Checklist

A building can look finished in photographs while still containing dozens of small incomplete items.

That is why the period before handover deserves its own process.

Look Beyond Appearance

Fresh paint and cleaned floors create a powerful impression.

But handover review should also consider functional items.

Doors and Windows

Check operation, alignment, hardware and visible finishing.

Plumbing

Fixtures and accessible plumbing points should be checked for proper operation and visible issues.

Electrical

Switches, outlets, fixtures and agreed systems should undergo appropriate testing.

Finishes

Review tiles, stone, paint, joinery and other visible finishes against the agreed scope.

Waterproofing-Related Areas

Wet areas and exposed areas require attention according to the project’s testing and quality procedures.

Snag List

Record incomplete or defective items systematically rather than relying on memory.

Documentation

The parties should complete whatever drawings, warranties, manuals, receipts or other documentation their contract requires.

A professional handover is not:

“The building looks done.”

It is:

“The agreed work has been reviewed and outstanding items have been addressed through a defined process.”
