Paradise–Shamirpet Elevated Corridor Moves Ahead as Hyderabad Land Acquisition Process Continues
Hyderabad, September 18, 2026
The proposed elevated road connecting Paradise Junction with Shamirpet at the Outer Ring Road is moving through another important implementation phase, with recent Hyderabad district notices documenting ongoing land-acquisition proceedings for the project.
The corridor is one of the major road-infrastructure projects intended to improve connectivity between central Secunderabad and the rapidly developing northern Hyderabad corridor.
Recent official notices cover land connected with the project in locations including Bholakpur, Thokatta, Kakaguda, Tirumalagiri and Machabollaram, reflecting continued administrative work needed for the corridor.
Paradise to Shamirpet Corridor: What Is Planned?
The proposed elevated corridor follows the Rajiv Rahadari, or State Highway-1, from Paradise towards the Outer Ring Road near Shamirpet.
Earlier project documents describe the corridor as approximately 18.1 km long.
It is intended to provide a faster connection towards northern areas while reducing the need for through-traffic to negotiate multiple heavily used surface junctions.
Areas associated with the broader corridor include parts of:
West Marredpally, Karkhana, Tirumalagiri, Bolarum, Alwal, Hakimpet, Thumkunta and Shamirpet.
Land Acquisition Remains a Critical Project Stage
Large urban road projects require more than the construction of piers and elevated decks.
Before uninterrupted construction can proceed, authorities may need:
- private land,
- defence land,
- utility relocation,
- temporary access,
- rehabilitation arrangements,
- and clear working areas.
The Hyderabad district administration has continued publishing land-acquisition declarations and preliminary notifications connected with the Paradise–Shamirpet corridor.
A September 2026 notice specifically references land in Bholakpur, Kakaguda, Tirumalagiri and Machabollaram for the project.
Other declarations concerning Thokatta and surrounding areas remain active as the acquisition process continues.
Defence Land Is Also Important
The alignment passes through parts of Secunderabad where defence land plays an important role.
Earlier progress reporting indicated that significant stretches of required defence land had been handed over while permissions or handovers for remaining areas were being processed.
This makes coordination with defence authorities a major factor in the project schedule.
What Is the Estimated Construction Cost?
Tender documentation for the Paradise-to-Shamirpet elevated corridor placed the internal benchmark for the project at approximately ₹2,232.89 crore, including GST and seigniorage, under an EPC-turnkey procurement structure.
The tender documentation provided for a 24-month contract period, including monsoon and utility-shifting requirements.
Actual execution schedules can still be affected by land handover, utilities, permissions and site availability.
Why the Corridor Matters for North Hyderabad
North Hyderabad and Secunderabad have expanded steadily towards Alwal, Kompally, Medchal and Shamirpet.
However, travel from the urban core towards these areas can be affected by traffic at several busy junctions.
An elevated route is intended to separate a portion of longer-distance traffic from local surface movements.
If completed as planned, the project could improve road connectivity between the core city and the Shamirpet-ORR side of the metropolitan region.
Will the Corridor Increase Property Prices?
Infrastructure projects often generate strong real-estate interest, but buyers should avoid assuming that every property near a new road will automatically appreciate.
Real-estate impact depends on several factors:
- exact access to the corridor,
- distance from entry and exit points,
- zoning,
- land title,
- road widening,
- acquisition boundaries,
- noise,
- surrounding development,
- commercial activity,
- water and drainage infrastructure.
A property directly affected by acquisition or road widening faces a very different situation from a residential layout several kilometres away with improved regional connectivity.
Infrastructure news should therefore be treated as one input into a property decision—not as a guaranteed investment return.
Buyers Should Check Land-Acquisition Notifications
Anyone purchasing property close to a major infrastructure alignment should check whether the survey number is affected by:
land acquisition, proposed road widening, right-of-way requirements or other reservations.
A low property price close to an infrastructure project is not automatically a bargain.
Buyers should verify the title and planning status independently before paying an advance.
Construction Demand Could Expand Over Time
Improved access to northern Hyderabad may support additional residential and commercial activity over the longer term, particularly around established and emerging communities towards the ORR.
That can translate into demand for:
independent houses, villas, apartment projects, retail, offices and supporting infrastructure.
However, the scale and timing of any such development will depend on project completion, local planning and actual market demand.
A Major Infrastructure Story to Watch
The Paradise–Shamirpet elevated corridor is significant because it combines transport construction with land, urban planning and real-estate implications.
The recent acquisition notices show that the project is not merely a conceptual road on a future map; administrative processes required for execution continue to move forward.
For property owners and buyers across the northern corridor, the most useful approach is to follow official land-acquisition and project updates rather than relying on speculative maps circulated on social media.
